Homebuilders and General Contractors Insurance Information

General contractors, whether they are residential or commercial, have unique coverage challenges because of their scope of work and the use of both employees and subcontractors in the performance of the work.  Exposure to potential loss, as well as premium ramifications, can vary greatly depending on who does the work.  Because of these factors, it is crucial to work with an agent that has expertise in the area of construction, and has access to the best coverage programs available.  Some of the most important types of coverage are as follows:

WORKERS COMPENSATION - Workers Compensation was created to take care of work related injuries and eliminate the need for litigation.  This makes the process easier for the employee and also helps the employer control the financial risks associated with work related accidents.  In the event of an injury, provisions are made for medical expenses as well as lost wages, rehab services, and disability or death benefits without regard to who was at fault in the accident.  In most states, employers are required to provide Workers Compensation for their employees.  It is important to note that subcontractors who have not obtained their own Workers Compensation may be viewed as employees. Consequently, it is important to take that into account  when contracting with a subcontractor as there are both premium and exposure ramifications.

BUILDER'S RISK - Builder's Risk insurance provides coverage for physical damage to properties under construction for perils such as fire, lightening, hail, windstorm, theft, vandalism, etc.  New "ground up" projects are normally written for full completed value of the structure.  Policies can be done for individual locations (single shot), monthly reporting form (multiple starts are reported to a master policy as they are started), or BLANKET annual auditable (annual estimate-non reporting).  In addition,  Renovation Builders Risk can be written for projects which include the value of an existing structure plus the value of the new work. 

COMMERCIAL AUTOMOBILE - Commercial Auto policies provide coverage for commercial vehicles owned by or used by the business. This can include cars, trucks, vans, trailers etc. and can provide both liability and physical damage coverage. 

CONTRACTORS EQUIPMENT - This type of insurance provides coverage for physical damage to Contractors Equipment for perils such as fire, lightening, hail, windstorm, theft, vandalism, etc.  This insurance can provide coverage for equipment that your business owns, rents or leases. 

LICENSE AND PERMIT BONDS - This surety coverage ensures code compliance as required by some cities and counties.
